Allow to specify different navmesh area types & costs

What can't you do?

Assign a flag/tag to a navmesh area that can influence agent behavior/pathing.
Similarly i can not adjust the cost used by the pathfinding.

How would you like it to work?

Add the ability to tag existing navmesh areas and set cost modifiers.
